Who needs a home inspection? Well, you do.
Nobody needs to tell you that purchasing real estate is exciting and terrifying. To manage the terrifying, let’s have a really close look before we jump head first into the pool.
Home inspections are conducted by people who have not fallen in love with the view, the neighborhood or the price. Your home inspector will go through with a long checklist in hand, to make sure that everything is more or less as it appears to be in your new Myrtle Beach home.
Do the appliances work more or less as they should? Do the drains drain? Does the hot water flow? Is it hot? How hot? How about air conditioning? How cold is cold enough? How old is too old? Is that little dip in the floor a thing? How about that funny smell?
These are just some of the questions a home inspector is asking himself as he walks, crawls and creeps through your new condo. Odd squeaks, weird changes in elevation, and even off smells can tell a trained inspector-guy a lot about the condition of a building, whether it’s a home, a condo or a townhouse.
One of the priciest things in any home is the heat, ventilation and air conditioning equipment, HVAC for short. Before you sit down at the closing table, you might want to know a few things about this critical part of your new place here at the beach. Is it big enough? How old is it? Is it working up to normal standards?
Plumbing and electrical are close behind in terms of importance and expense. Your inspector will check plumbing flow, drain velocity, ground fault circuit protection, grounding and a bunch of other things that you might miss. Did we even mention smoke detectors?
